Private villa on Lake of Garda
A private villa covering a total area of approximately 500 m² and overlooking Lake Garda was renovated in 2025. The project required tailor-made building services solutions, capable of adapting to the specific construction and architectural requirements of each floor.
In particular, the limited available height for the building services layers made it impossible to install a traditional underfloor heating system with a screed. To ensure thermal comfort and energy efficiency without compromising internal ceiling heights, a combination of dry and low-profile radiant systems from General Fittings VARMO range was selected.
Adopted solutions:

Upper floor: installation of the VARMO DRY system, ideal for renovations and environments where fast installation and reduced thickness are essential. The dry panel system enabled a quick, clean, and lightweight installation without the need for a screed.

Lower floor: divided into two distinct functional areas, with the adoption of two different systems:

VARMO TECK 23, a low-profile panel offering an optimal balance between thermal performance and compactness;

VARMO TECK 0, designed for critical situations where the overall system thickness must be reduced to the absolute minimum.

Thanks to its wide range of underfloor heating solutions, General Fittings made it possible to successfully overcome the site constraints, providing maximum design flexibility and ensuring high thermal performance in every area of the villa.
This project confirms the effectiveness of the General Fittings VARMO range in high-end building renovations, demonstrating how comfort, design, and technology can be successfully combined even in complex contexts such as residential refurbishments of existing buildings.
